$40,000 - $50,000 for most standard 2 bedroom, 2 bath Villa floor plans on Hilton Head Island
$25,000 - $30,000 for most standard 1 bedroom, 1 bath Villa floor plans on Hilton Head Island

Kitchen Renovations include:
    -New neutral color large format, high quality porcelain tile flooring.
    -New quality cabinets in the latest styles with new hardware.
    -New 3cm granite or quartz counter tops with 4" backsplash. Custom backsplashes available.
    -New undermount sink with new brushed finish faucet with sprayer and garbage disposal.
    -Installation of new appliances  in existing locations.
    -Recessed can lighting to replace existing lighting.
   - Paint ceilings, walls & trim 2 coats. (neutral color walls with white trim)

Master Bath Renovations include converting existing bath tub to enlarged shower space with new semi-frameless glass door. Second bath to keep existing tub (if feasible) adding new tile surround and shower curtain bar.

    -New neutral color, large format, high quality tile flooring on main floor and full height on walls in shower area.         Includes recessed niche and shower seat if feasible.  New backer board and shower pan included.
    -New cabinetry with hardware.  Higher height vanity (34.5") is standard in Master Bath.
    -New granite counter tops with 4" backsplash.
    -New under-mount, white porcelain sinks, chrome faucets, shower fixtures and white               comfort height toilet.
    -Replace existing vent fan & wet light.
    -Replace door of medicine cabinet to match OR remove & drywall over.
    -Replace existing mirror with decorative mirror(s).
    -Recessed can lighting to replace existing lighting where feasible.
    -Paint walls 2 coats in selected color.
    -Install towel bars and accessories.

Convenient all inclusive packages include high quality workmanship, brand name, mid-range appointments selected for your specific villa.  Includes all demo & disposal of existing items, all labor and materials, plumbing and electrical services, Hilton Head Island Town Permitting & Inspection process, project coordination and designer recommendations & selections. Price adjustments made on a case by case basis as needed.

Selections: Packages are designed to require minimal client involvement at every phase; however, client may oversee and make selections via electronic media or by making a one time visit to the Island.

Payment Terms: 50% deposit, 40% second payment as specified in contract, 10% upon final completion of project.

Warranty: Upon final payment, standard two-year warranty by all manufacturers' warranties apply.  We are bonded and insured. Many references available.

Next Steps:
    1) Phone consultation with us on project location, scope of work & project design objectives.
    2) Property site review to include inspection, measurement & photos for future reference & communications. A           site review fee of $200 will be charged but credited toward the contract purchase price.
    3) Finalize and approve selections of tile, cabinetry, counter tops, carpet and paint.
    4) Fully detailed contract to be provided and signed by both parties after agreement.

Access to your villa can be arranged with your Property Manager or agent.  A key code can be provided to us.
